Trilocale a pochi isolati dalla stazione centrale Termini e dalla basilica di Santa Maria Maggiore, appartamento molto luminoso, soprattutto alla mattina. 
L'appartamento si trova al quinto piano in antico stabile umbertino con ascensore. 
E' composto da ingresso con libreria, due camere entrambe con aria condizionata e con balcone che danno sul giardino del cortile condominiale. 
La prima è una camera con letto matrimoniale, scrivania e ampio armadio. La seconda è una camera da letto/soggiorno con letto singolo, divano/letto matrimoniale, televisione piccolo tavolo pc e armadio.
Completa la casa una cucina abitabile con cucina in muratura, tavolo per 4 persone e smart tv e un ampio bagno con box doccia in cristallo e lavatrice, con balconcino su cortile interno per stendere panni.
La casa è dotata di fibra ottica wireless Iliad.
La zona è perfetta per spostarsi in città, vicina a tutte le destinazioni con bus metro e treni, molto facile per raggiungere gli aeroporti e spostarsi a piedi per il centro della città.
Si affitta per usi transitori (con comprovate esigenze transitorie)

Le utenze si pagano forfettariamente fino ad un massimale, in caso di eccedenza, gli extra verranno dedotti dal deposito cauzionale. I dettagli verranno specificati sul contratto di affitto.

Two-room apartment a few blocks from Termini central station and the Basilica of Santa Maria Maggiore, very bright apartment, especially in the morning.
The apartment is located on the fifth floor in an ancient Umbertine building with lift.
It consists of an entrance hall with bookcase, two bedrooms both with air conditioning and a balcony overlooking the communal courtyard garden.
The first is a bedroom with a double bed, desk and large wardrobe. The second is a bedroom/living room with a single bed, double sofa/bed, television, small PC table and wardrobe.
The house is completed by an eat-in kitchen with built-in kitchen, table for 4 people and smart TV and a large bathroom with glass shower cubicle and washing machine, with a balcony overlooking the internal courtyard for drying clothes.
The house is equipped with Iliad wireless fiber optics.
The area is perfect for getting around the city, close to all destinations with buses, metro and trains, very easy to reach the airports and move around the city center on foot.
We rent for transitory uses (with proven transitory needs)

UTILITIES
Utilities are paid at a flat rate up to a maximum, in case of excess, the extras will be deducted from the security deposit. The details will be specified on the rental contract.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date; 

N.B. only for our properties located in Milan: for the bookings with 
check-in between March 12th and April 23th 2024, the first two months of your booking must be paid in advance and won't be refundable. 
The check out between 11th April and 21st April 2024 included is not allowed. 


We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per nightHOUSE RULES: Smoking is strictly forbidden inside the apartment.

Valadier

Questa piccola ed accogliente casa nel cuore di Monti è ad un tiro di schioppo da piazza della suburra praticamente di fronte alla stazione di metro  Cavour.  L’appartamento può ospitare fino a 4 persone  ed è adatto sia a famiglie che a coppie di amici, che desiderano essere in centro, in mezzo alla movida ma tornare ad una casa silenziosa... 
piccola, raccolta ma dove non manca nulla, super attrezzata e super accessoriata... composta da un soggiorno, cucinotto, bagno con doccia, camera, un piccolo spazio esterno che d’estate permette di prendere un aperitivo in serenità.

LOCATION
Monti è un piccolo mondo a sé all’interno di Roma e del suo centro, un quartiere eclettico con elementi bohémien e classici, abitato da artigiani, intellettuali, e amanti della vita notturna.Il rione è ricco di reperti archeologici, come i Fori di Nerva e di Augusto, la Scala Santa,  S.Giovanni in Laterano e S.Maria Maggiore. 

Nella parte sud ovest si trovano siti archeologici come i Mercati di Traiano e il palazzo della Domus Aurea di Nerone. 
Sulle piazze e le vie laterali si affacciano trattorie a conduzione familiare, wine bar chic e originali boutique vintage che attirano una clientela eterogenea formata da espatriati, studenti e persone del posto.

Molto interessante anche il giorno per i negozi di abbigliamento e accessori alla moda e botteghe artigiane. Sicuramente è il posto dove si respira un'aria chic alternativa, internazionale ma sempre con  dello stile made in Italy.

RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per nightHOUSE RULES: Smoking is strictly forbidden inside the apartment.

Sarai a pochi passi da luoghi incredibili, come i Fori Imperiali. Troverete anche la stazione della metropolitana A Vittorio Emanuele a soli 50 metri dalla struttura che vi porterà a Piazza Barberini e Spagna in soli 4 minuti. L'appartamento è molto silenzioso all'interno e dispone di WiFi illimitato in tutto l'appartamento, che è molto grande.

The flat is located on the second floor of the historic Umbertino building, with large double windows and a very quiet inner tube. It is located right in the heart of the city, in the Colle Oppio district in the Monti district, a very trendy and fashionable area with the most scenic archaeological sites in Rome. You will be within walking distance of incredible sights, such as the Imperial Forum. You will also find the Vittorio Emanuele A metro station just 50 metres away, which will take you to Piazza Barberini and Spagna in just 4 minutes. Appartamento signorile in palazzo storico del ‘600 situato in pieno centro storico a 20 mt da piazza Navona,  molto spazioso, silenzioso e adatto a chi desidera o necessita essere in centro vicino a tutto senza dover usare l'auto! Come arredamento c'è  un comodo letto matrimoniale, con un mini salottino con wifii, TV, stereo e dv recorder, con un divano letto per ciascuna camera. Un armadio spazioso con cassaforte all'interno. Il bagno è ensuite, Ingresso nell'appartamento automatizzato. A vostra disposizione: riscaldamento, aria condizionata, telefono cordless per telefonate locali, asciugacapelli, internet wi-fi, cassaforte, lavatrice, tv, lavapiatti, cucina, forno microonde, frigo con congelatore, biancheria, macchinetta espresso elettrica, macchinetta caffè americano, cappuccino, teiera, piccolo barbecue da tavolo, ferro da stiro, piccoli stendino da interno 
Le regole sono semplici:
1. Non fate rumore sulle scale
2. Non si fanno feste nell'appartamento 
3. Rispetto per tutti gli oggetti ( se per caso qualcosa si dovesse rompere avvisare il proprietario invece di farglielo scoprire dopo ) grazie
4. Rispettare la suddivisione degli scarti domestici
5. Ricordarsi di avere o di fare se si è stranieri il codice fiscale obbligatorio per stilare il contratto

Ottavia Terrace gode di una posizione strategica . La casa è riservata ai non fumatori, ed è dotata di aria condizionata, wifi e lavatrice.  La cucina è equipaggiata con piatti, stoviglie e i principali elettrodomestici: forno, lavastoviglie e frigorifero/freezer. La zona notte è composta da 1 divano letto matrimoniale nella zona giorno e da 1 camera da letto con 1 matrimoniale, e può ospitare fino a 4 persone. Lo spazio esterno è costituito dal terrazzo e arricchito da zona pranzo all'aperto.

CONDIZIONI DI AFFITTO:

Ottavia Terrace is an Apartment functional and bright, suitable for all types of travellers.The Apartment is located in Roma  on the first floor and consists of 2 rooms . Ottavia Terrace enjoys a strategic location .  The house is non-smoking, and is equipped with air conditioning, wifi and washing machine. The kitchen is equipped with dishes, tableware and major appliances: oven, dishwasher and fridge/freezer.The sleeping area consists of 1 double sofa bed in the living area and 1 bedroom with 1 double bed, can accommodate up to 4 people.The outdoor space consists of the terrace and enriched by outdoor dining area.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;
