Non è previsto il check-in/out la domenica nei giorni festivi. UTENZE: Il prezzo indicato include affitto, wifi e i nostri servizi di accoglienza e assistenza che verranno fatturati mensilmente. Utenze e riscaldamento sono a consumo (lettura in contraddittorio con l’ospite al check-in e check-out) e vengono fatturate mensilmente con un importo fisso e conguagliate in dare/avere quadrimestralmente o a fine soggiorno. Utenze e condominio: prezzo forfettario mensile con conguaglio a fine soggiorno, pagamento da fare insieme alla prima mensilità di affitto in base alla tipologia di alloggio: - Monolocali 150 euro. - Bilocali 200 euro - Trilocali 250 euro - Da 3 locali in su 300 euro Per il periodo invernale dal 15 ottobre al 15 Aprile oltre i costi di utenze e condominio ci sarà in aggiunta un costo fisso di riscaldamento che varia a seconda della tipologia dell'immobile a partire da 50 euro. Per gli affitti che non iniziano il 1° del mese o che non terminano il 30 del mese, il saldo sarà proporzionale PREAVVISO DI DISDETTA: Preavviso 60 gg per contratti dai tre mesi in avanti e 30 gg per quelli fino a tre mesi. PULIZIE INIZIALI: Le pulizie obbligatorie includono un kit di benvenuto con sapone, carta igienica, lenzuola ed asciugamani usa e getta (durano ca. una settimana) in omaggio. Il servizio di pulizia iniziale e finale è obbligatorio, da pagare al momento del check-in. Sono richiesti i seguenti importi: - 150 euro per i monolocali - 200 euro per i monolocali - 250 euro per i bilocali o più CAUZIONE: Cauzione pari ad 1 mensilità per contratti da 1 mese fino a 3 mesi. Before booking: Keep in mind that in order to book one of our apartments there are requirements and necessary documentation that we list below, if you do not have these requirements and do not have the required documentation do not proceed with the booking request to avoid it not being taken into consideration and consequently not accepted. After booking confirmation: In order to proceed with the next steps and complete the booking, we need to ask you to provide some information and documents that you will have to send in the next 7 days from today, it is mandatory to declare all arriving people, The information to be sent for all incoming tenants, including minors if present. IMPORTANT INFORMATION: The documents requested must indicate the real and valid reasons for staying in Italy (study, work or other valid reasons; residents in the same municipality of destination for transitory reasons are not accepted. For reservations with arrival within the next 7 days or in the 24/48 hours following the booking confirmation, customers must immediately send all the required documentation and proceed with the missed payments (Security Deposit, Utilities, administrative costs) otherwise the structure will proceed with the immediate cancellation of the reservation and will withhold the payment of the first month's rent paid to the portal without any refund. For future arrivals with an arrival date later than 7 days after the booking date, please send all the required documentation at least within 7 days following the booking, otherwise the property will proceed with the immediate cancellation of the booking and will withhold the payment of the first monthly rent paid to the portal without any refund. Requested documents: 1-Passport, identity card for European citizens, residence permits are not accepted as identity documents, they must always be accompanied by a passport or ID card. 2- Tourist visa in possession, can be delivered too upon arrival together with an entry stamp to the country. 3- Legal address of residence in the country of origin. 4- Tax Italian Code ( codice fiscale) we don't accept just the number, it should be a document or card. 5- Registration accepted by the school, employment contracts, business trips, courses, internships, treatments, medical visits or hospitalizations, other things to be evaluated. *For guests without a Tax Italian Code, don't worry, you can ask it after arrival to the Italian Revenue Agency and send it to us immediately, the tax code is mandatory for contract registration, if 30 days after arrival you have not sent the tax Italian code, there will be a penalty of 50 euros for each week of delay after that. *Documents other than those indicated above will not be taken into consideration and the reservation will be automatically cancelled. To know: It is not possible to send lease contracts if all due fees have not been paid beforehand. To access the apartment it is necessary to have first paid all due fees such as: utilities, administrative costs and security deposit, signed the contract and attached administrative documents acceptance of all terms and conditions of the service. CHECK-IN PROCEDURE: The delivery of the keys will take place directly at the apartment, previously organized with our employees, the delivery will take place only between 15:00 and 19:00 from Monday to Saturday, it will be the tenant's responsibility to contact the agency as soon as possible to establish the time, customer services hours from Monday to Friday from 10:00 to 19:00, Saturday and Sunday we are not operational. For check-in requests outside our opening hours, a written request must be made in advance, it will be evaluated based on availability, there will be an extra cost of 50 euros. *Check-in and check-out are not accepted regardless of Sundays , national or local public holidays, so, if you book on one of these days, know that de check in in will be postponed to the first working available date. PAYMENTS TO BE MADE BEFORE ARRIVAL ARE: -Security deposit: 1 month for stays from 1 to 2 months and 2 months for stays from 2 months to 12 months, the property reserves the right to increase the security deposit if it deems it appropriate based on the occupancy and profile of the tenant. In some cases and for the landlord's needs, it may be decided to apply the 'ordinary regime' registration method, which would entail an additional registration cost, the amount will always be divided between the landlord and tenant and not always in equal parts, it may vary according to various factors that will be taken into account during the contractual phase. * In case of contract renewal for guesthouse contracts (COMPANY), registration costs are not included. Type of payment: 1- Bank transfer: Below are the bank details, please send proof of payment for confirmation 2- Credit card, we will provide you with a payment link, if you decide to pay this way, bank commission will be added to the total amount. In the reason for payment it is mandatory to indicate: -Name and surname. -Address of the apartment and city. * Payments without this information cannot be managed due to lack of data and considered as non-payment, bank transfers or separate payments are not accepted for each tenant, payments must be made in its entirety from a single current account or a single credit card. CANCELLATION AND WITHDRAWAL POLICY: -For reservations canceled more than 60 days before check-in, the tenant will receive the full first month's rent in advance. -For reservations canceled between 31 and 60 days prior to check-in, the property receives 50% of the first month's advance rent from the tenant. -For reservations canceled less than 30 days prior to check-in, the property receives 100% of the first month's advance rent from the tenant. -For reservations canceled on the same day of the check-in date up to 48 hours after check-in, the property receives 100% of the first month's advance rent from the tenant and any refund of the security deposit will be at the owner's discretion. *Once the lease period has begun, it is possible to withdraw from the lease with 90 days notice without incurring penalties; otherwise, the entire security deposit will be withheld. If the lease is terminated before the natural expiry date as per booking, even with regular notice, the customer must compensate the property, where present, for the commissions paid to the website on the entire rent. Upon check-out, if no damage is found to the apartment and all costs due have been paid, the security deposit will be returned after check out once the latest invoices for actual consumption have been received to proceed with the adjustments.
